Open Area Manager Position
Company Overview:
Highlands Vista Group (“HVG”) was formed in 2018 with a long‐term investment strategy in multifamily real estate. HVG targets well‐positioned assets in steady submarkets and deploys a granular focus on income and expense management with the goal of maximizing investor yield and long‐term property values. The sponsor has a proven track record with extensive experience; acquiring and asset managing over 13,000 apartment units in the last 11 years. The physical quality of the communities ranges from Class B‐C in locations that are Class A‐B. The properties are located across the Midwestern and Southeastern US. The asset business plans vary from value‐add to in‐place cash‐flowing properties.
Job Summary:
The Area Manager oversees a portfolio of multifamily properties throughout Michigan. This includes effective supervision of staff, general operations, and capital improvement projects. Assist with and review site budgets, marketing and advertising to meet occupancy and collection goals. Monitor budgets compared to proforma and make changes as needed to meet goals. Conduct regular site visits and inspections, staff training, audits, reporting and policy implementation as needed.
General Purpose of Position:
Support and guide site staff to meet goals. Must be flexible, organized, and detailed oriented. Provide timely and accurate correspondence as requested. Monitor all weekly, monthly, and historical reports. Review financials monthly and keep owner apprised of property performance. Bi‐monthly, review timesheets, benefits, and PTO documentation of on‐site employees and manage contractors. Review for accuracy and completeness: First Report of Injury, Incident Reports, and other specialty reports to reduce liability for ownership and management. Work with regulations and guidelines for Asbestos, Radon, Lead Based Paint, and any municipalities to meet required regulations.
Key Responsibilities:
- Support Site Staff to meet goals
- Work as a team with Asset Manager, Property Accountant, and onsite team
- Prepare or review monthly, quarterly, and annual reports for the properties/owners
- Prepare additional reports for the owners as requested
- Project management of renovations, capital projects, and routine maintenance
- Employment support to include payroll paperwork, timesheets, and bonus plans
- Contract preparation and management
- Preparing monthly documentation for payment of credit cards and reimbursement invoices
- Research projects
- Assist with vendor setup and management
- Regularly visit sites to ensure implementation and compliance of all policy and procedures
- Conduct frequent and regular site audits, as assigned, to ensure procedures are followed
- Assist on‐site teams with policy interpretation, compliance, and implementation
- Monitor and manager accounting, marketing, and operational systems
- Due diligence and budget preparation on new acquisitions assigned
- Additional duties as needed by the company or department
Desired Skills, Experience, and Qualifications
- 5‐10+ years of experience in multifamily regional management
- Bachelor’s degree
- Excellent leadership and interpersonal skills
- Highly organized with the ability to prioritize multiple projects
- Yardi software experience preferred
- Excellent analytical and quantitative skills
- Exceptional attention to detail
- Strong problem‐solving skills
- LIHTC experience is preferred.
- Self‐starter comfortable working in an environment with evolving roles and responsibilities
- Strong communication skills with the ability to interact with various internal and external parties
Job Type: Full-time
Pay: $70,000.00 - $80,000.00 per year
